Hong Kong – 29 January, 2009 - In 2009, Crystal Cruises is introducing two Ancient Civilizations-themed Experiences of Discovery itineraries through the Middle East, Holy Land and Mediterranean. Acclaimed Two Michelin Star Guest Chef at H one

Two Michelin star chef Juuse Mikkonen is presenting his gastronomic cuisine at Hong Kong’s ‘Ultimate Dining Experience' H one at ifc, Central from February 18-27.

The acclaimed guest chef heads the celebrated Chez Dominique in Helsinki, Finland - recently nominated one of the top 50 restaurants in the world.

Aged 36, he has also been voted Finland's Chef of the Year.

Starwood to Open 1000th Hotel

The milestone comes as part of the company’s plan to open 100 hotels this year in diverse markets throughout the world.

Starwood’s pipeline consists of more than 400 hotels – 60 percent of which currently are outside of the United States.

BLT STEAK: The American Steakhouse Opens in Hong Kong

(Hong Kong – January 19, 2009) BLT Steak opened its first restaurant in the Asian market, in Hong Kong yesterday. As the name Bistro Laurent Tourondel suggests, Chef Tourondel presents his adaptation of the American Steakhouse, elevating it with his signature style, French training and all-around finesse. Designed by renowned architect, Hernan Zanghellini, BLT Steak integrates traditional elements of a cozy French Bistro with those of urbane culinary culture. 20 Hotel Agreement To Boost Germany’s Holiday Inn Portfolio


InterContinental Hotels Group (IHG) has signed a franchise agreement with Foremost Hospitality GmbH to introduce 20 new Holiday Inn and Holiday Inn Express properties across the country’s key cities by 2016.

Speaking about the signing Karl-Heinz Pawlizki, IHG’s director of operations, Germany, said: "As IHG’s sixth biggest market globally by number of rooms and seventh by hotels, Germany remains a priority market for us and Foremost Hospitality an important strategic partner.

“With 55 hotels currently operating under the Holiday Inn brand family in Germany* of which nine** are already open with the new Holiday Inn brand flags, this new agreement demonstrates our owner community’s support of the worldwide relaunch of the Holiday Inn brand family. Furthermore, we believe this agreement will ensure we are ideally placed to continue our growth within one of Europe's best performing markets."

Of the 20 properties within the agreement, seven hotel contracts are already signed and development underway. These include the November signing of two additional hotel contracts; the 328-room Holiday Inn Berlin City Centre – Potsdamer Platz, expected to open March 2011, and the 150-room Holiday Inn Express Berlin City Centre – Alexander Platz, scheduled to open March 2010.

Andre’s Restaurant & Lounge at Monte Carlo has reopened with a new look, new offerings and a new chef de cuisine. Considered the first Las Vegas celebrity chef, Andre Rochat has enhanced his AAA Four Diamond restaurant by combining its original old-world charm with a modern twist to create a warm, welcoming atmosphere.

Carlson Reveals Major Indian Expansion


MINNEAPOLIS, MN, January 14, 2009 - Carlson Hotels has confirmed that it plans to add more than 50 properties, or over 6000 rooms, to its India portfolio by 2011. The rooms will be spread across four Carlson brands – Radisson Hotels & Resorts, Park Plaza Hotels & Resorts, Park Inn and Country Inns & Suites By Carlson.

The India expansion is part of the group’s strategy to double its regional presence in Asia Pacific over the next four years.

This year alone, Carlson Hotels Worldwide has ambitious plans to open several hotels in major gateway cities in India including Delhi, Ahmedabad, Amritsar, Kolkata and Bangalore.

“Carlson is currently the largest international hotel operator in India. We are looking to leverage on this leadership position by growing our managed properties portfolio in the long-term through strategic partnerships,” said K.B Kachru, Executive Vice President - South-Asia, Carlson Hotels Worldwide.

“India represents about 70% of our hotels currently under development across the region and will remain our core growth market along with China, Thailand and the South Pacific. India was the first regional market where Carlson launched its Park Inn brand. There are currently two Park Inn properties in operation, with another five Park Inn properties under development - Park Inn Gurgaon, Park Inn Ludhiana, Park Inn & Suites Bangalore, Park Inn Jaipur Jai Singh Highway and Park Inn Delhi CBD Shahdara. The group also plans to bring its luxury Regent brand to the country over the next two years.

Six Senses to Open Spa in Jordan


JANUARY 15, 2009 - Six Senses is preparing to open the Evason Ma’In Hot Springs & Six Senses Spa. In an extraordinary and rugged location in Jordan, the new property is just minutes from the Dead Sea and a one-hour drive west of the capital of Amman.

Sitting in a rocky ravine 264 metres below sea level, the resort features hot mineral spring waterfalls. Legend has it that Herod the Great bathed in the waters, and the therapudic benefits of the hot springs, has continued to lure visitors over the centuries.

Dorchester Collection to Open Coworth Park


LONDON, UK, January 15, 2009 - Luxury hotel brand, Dorchester Collection is set to open a new 69 room country house hotel, to be called Coworth Park, near to Ascot and bordering on Windsor Great Park. The hotel, which stands in 200 acres of Surrey parkland will also boast an equestrian centre with stabling for up to 40 horses, 2 polo fields and a practice field.

Scheduled to open in 2010 Coworth Park will be the ninth in the Collection. A total of 74 properties traded last year, the fewest since 2001 and a far cry from the 292 assets that sold in 2007. “The financial crisis has severely limited the amount of debt available and the economic uncertainty has made underwriting new acquisitions rather difficult,” Hennis states.

Large convention properties dominated the highest-priced deals in 2008. The Hyatt Regency Waikiki, which Hyatt bought through a bankruptcy sale, garnered the top price in 2008 at $410 million. The Hyatt Regency Century Plaza, whose new owner recently unveiled a major redevelopment plan, also attracted a high price at $366.5 million. Two other large Hyatt hotels in Orange County and Phoenix sold for $112 million and $96 million, respectively. Additionally, the Sheraton Grand Sacramento traded at $130 million, and the Sheraton LAX sold for $97 million in 2008.

The average price per room continued to decline from the record level of $243,000 in 2006 to $173,000 in 2008. “We have clearly seen the market change in the past 18 months,” Hennis says. “At the peak of the cycle, all of the stars aligned with a flood of capital, the high availability of low-cost debt, and strong revenue growth. Today, the market is no longer saturated with buyers, debt is challenging to find at attractive terms, and revenues are projected to decline.”

There are also opportunities arising with the market stress. “For those with capital available, the down cycle presents a chance to acquire assets at a sharp discount to their values only a couple years ago,”

Hennis indicates. “Most investors who acquired lodging facilities in the midst of the prior recession saw significant appreciation on their assets as the market recovered. On the flipside, some investors who acquired assets during the market peak will likely have issues with their debt, as some loans will begin to mature in 2009. Refinancing could be difficult, not only if debt remains elusive, but as values decline some owners will discover that their equity position has diminished, if not disappeared. Their only option to
salvage a return may be to sell in a tough market.”

While the lodging industry environment is expected to be difficult in 2009, there are some positive points.

“The industry is smarter and better prepared in many ways to weather the downturn. Revenues will undoubtedly decline with the shrinkage in room night demand, but lessons learned from the prior recession will help to reduce profit loss,” Hennis notes. “Additionally, the current state of the economy has limited new rooms supply, with many projects postponed or even cancelled altogether. This will hasten the recovery once demand levels rebound.”

Andaz West Hollywood Opens

The hoarding around Andaz has begun to come down along with the monumental artwork that has concealed the south-facing exterior of the building for the last month as Andaz West Hollywood begins to reveal its many layers in preparation for the January 8th opening. While the first North American Andaz encourages its guests to create their own experience, the hotel also offers them an uncomplicated stay while focusing on their simplest pleasures.

Andaz West Hollywood has completely re-imagined and gutted the fourteen-story former Hyatt on Sunset or, as it was know in its rock & roll heyday, the “Riot House.” While guests may still find subtle hints and heritage from its earlier days, the new hotel focuses on unique details and the special locale of West Hollywood, California. Andaz hired New York based architecture and interior design firm Janson Goldstein who developed the many facets of the hotel.

Casa De Sierra Nevada Introduces Casa Palma

Casa de Sierra Nevada, an Orient-Express Hotel, announces the opening of Casa Palma, the newest addition to its collection of historic Spanish colonial mansions. Just a brief stroll from El Jardin, the center of town, and located directly beside the hotel’s swimming pool, Casa Palma is an 18th century style mansion that features six distinctive elegant suites.

Hotel General Manager, Marc Rodriguez said the six new suites are a grand addition to the existing 31 rooms. “I feel Casa Palma, as do our other houses; encompass the rich culture and heritage of this wonderful city with its unique colonial touches and exceptional detail. Sebastián Zavala and his company ZAGAR Contrucciones of San Miguel de Allende were responsible for the design and construction of the house. Casa Palma was originally a private residence dating back to the late 1890’s. Zavala and his team kept as much of the original house as possible, including original courtyard walls. Zavala said the original walls were preserved and reinforced in two of the suites, while the remaining four suites were built from the ground up. The stone used in the construction of Casa Palma is stone that was found on the property during excavation or stone that was used in the original house.

Each suite is distinct from the next, yet they each capture the rich history of the area, decorated with hand painted Mexican tiles, polished copper sinks, copper tubs and original arts and crafts. Local wood workers, iron workers and craftsmen were involved in the project. San Miguel cantera stone was also used to bring old-world touches to niches, columns and fireplaces.

All six suites have private patios with outdoor heated plunge pools, while the Presidential Suite boasts an outdoor living area as well as a 900 square-foot roof top terrace that has a barbeque grill, vast granite counters and a bar area, plus breath-taking views of the city center and the Parroquia. Sweetwater Construction Corp., a New Jersey construction, management and general contracting with established expertise in the hospitality sector, has recently completed a new Homewood Suites by Hilton in East Rutherford, N. The Siegel Group Nevada, Inc., today announced that it has completed the acquisition of the Barcelona Hotel & Casino located in Las Vegas, Nevada. The purchase price equated to approximately 60% of the current appraised value of $21 million. The property, which possesses a non-restricted gaming license and contains approximately 260 slots machines, table games, live sports-book and entertainment, restaurant, bar and 179 rooms, is comprised of three parcels situated on approximately 10.1 acres. In addition to the hotel-casino, the sale included a convenience store with a Shell gas station currently leased by Green Valley Grocery as well as 5.15 acres of multi-family vacant land. SASCO Properties, a Division of The Siegel Group Nevada, Inc., will immediately assume operational control of the property with the exception of gaming which will be managed by United Coin Machine Company while CEO Stephen Siegel goes through the licensing process.

Hotel Spas 2009 Profit Predictions For The U.S.


Spas continued to contribute to the top and bottom lines of U.S. hotels in 2007. Total spa department revenue increased 5.0 percent from 2006 to 2007, while spa department profits grew 5.8 percent. These are among the findings reported in PKF Consulting’s (PKF-C) recently released 2008 edition of Trends in the Hotel Spa Industry, a report that examines the revenue, expenses, and profits of hotel-operated spas in the United States.

“Lodging industry owners and operators fully realize that a well-run spa operation can benefit a hotel in many ways,” said Bruce Baltin, senior vice president in the Los Angeles office of PKF Consulting. “In addition to the monetary contribution, a spa can help define the market position of a hotel, provide a competitive asset that is attractive to multiple demand segments, and diversify a hotel’s revenue stream. It is this type of product differentiation that managers hope will provide a competitive advantage in 2009.”

During challenging times like these, the spa industry has the potential to be buoyant. However, it is not invincible. “The dynamics of the spa industry enable it to persevere longer than other industries for several reasons,” Baltin noted. “A large portion of its consumers are affluent, an increase in stress can further emphasize the importance of staying healthy, and in difficult times people tend to seek out experiences rather than material objects. All that being said, hotel spa usage will likely decrease due to expected declines in occupancy rates and guest counts for the lodging industry in general.” In its December 2008 Hotel HorizonsSM report, PKF Hospitality Research (PKF-HR) is forecasting that the typical U.S. hotel will experience a 5.3 percent drop in occupancy in 2009.

The 2008 Trends in the Hotel Spa Industry report analyzes the 2007 financial performance of 116 spas operated by hotels located throughout the United States. In aggregate, the 116 hotels that voluntarily submitted their data for the survey averaged 405 guest rooms in size and achieved an occupancy of 70.8 percent and average daily room rate of $257.14 in 2007. Both urban and resort hotel spas were included in the research, while day spas, medical spas, destination spas, and hotel spas that independently lease space were excluded. For the purposes of this research, departmental profits are calculated before deductions for undistributed expenses and fixed charges.

Spa Revenues
Since the number of occupied rooms for the survey sample remained relatively flat (0.2 percent decline), the 5.0 percent rise in spa revenue was likely due to an increase in the price for spa services, increase in number of services utilized per hotel guest, or a stronger mix of local patronage. “Recent research has shown that although consumers are tightening their belts, they are still traveling albeit with a different mindset and expectation of services. People increasingly are requiring greater value and a heightened level of experience. Hotels with spas can meet those needs by providing promotional packages, special offers, and discounts,” observed Gabrielle Lerner, associate in the Los Angeles office of PKF-C.

For the hotel spas that participated in the survey, department sales represented 3.9 percent of total hotel revenue in 2007. Within the spa department, massage continued to be the greatest source of revenue (55.6 percent), followed by skin care and body work (18.8 percent) and salon services (10.7 percent).

Spa Expenses
Overall, spa department expenses increased 4.7 percent from 2006 to 2007, driven mainly by a 6.6 percent increase in labor costs. Like all departments within a hotel, labor-related costs are the biggest operating expense for spas, representing 57.2 percent of department revenue. “Labor costs in urban hotel spas tend to be somewhat higher than in resort spas. Urban hotel spas have lower revenues and inconsistent demand for services making scheduling more complicated,” Lerner said.

Spa Profits
The average departmental profit margin for the spas in the survey sample was 24.1 percent. For comparison purposes, the average profit margin for all other operated departments in PKF’s Trends in the Hotel Industry survey was 29.4 percent.

From 2006 to 2007, hotel spa department profits grew 5.8 percent. Profit growth was greater for urban spas (12.3 percent) versus resort spas (4.6 percent). “While 5.8 percent is a healthy rise over the previous year, it was less than the 6.7 growth rate for total hotel operated department income, which demonstrates the evolving spa industry still has room to improve,” Baltin noted.

Hotel Spas In 2009
“As U.S. hotels are forecast to struggle with declines in occupancy, ADR, and revenue, we believe there is an opportunity for spa operators to capitalize on operational and competitive advantages,” Baltin said. “Hotel spas are an important amenity to all market segments and should be leveraged with regards to meetings, conventions, and other special events. Innovative marketing can also be created to promote the spa as a ‘staycation,’ thereby providing a refuge for local residents.”

Embassy Suites Hotels Unveils First Design Option Iii Prototype Hotel And Flying Spoons Restaurant


Embassy Suites Hotels today announced the highly anticipated opening of the brand’s first Design Option III property, the 145-suite Embassy Suites Jackson - North/Ridgeland – the brand’s first in Mississippi. Located in Ridgeland, Miss., an upscale community north of Jackson, the property also boasts the brand’s first Flying Spoons, an innovative new restaurant concept that will only be available at Embassy Suites Hotels. The opening marks the brand’s 198th hotel.

The contemporary upscale property was developed and is managed by Knoxville, Tenn.-based Kana Hotel Group, and is owned by Ridgeland Hotel Partners, LLC. The hotel employs approximately 50 team members from the Jackson area.

The first UK-based Six Senses Spa is due to open next month in the heart of London’s Canary Wharf.
